The cabana water heater has been replaced and the shower valve was repaired after the leak experienced over the winter. The heaters have been fixed.
The cabana well pump was inoperative due to a faulty transducer that was also repaired and is now operational.

All is good at the cabana since the mini refurb. We will continue to monitor the heaters moving into the fall and winter to ensure we do not have ay freezing issues. We welcome any concerns from members that visit the cabana since it is not used daily. Its been a great place for visitors that do not have a home on their lot yet.

The cabana shower has been completely redone, eliminating the shower curtain and installing a shower door. The bathroom toilet has been replaced, and the walls separating from the shower room to the back storage have been repaired following previous water damage and winter wildlife hiding.
The flicker ( woodpecker ) makeover on the wood structure areas need attention to prevent future wildlife issues. Still everything is mostly sound and in good shape.
Please do your part in self cleanup or straightening things out when using the cabana amenities. If you see anyone that should not be there please take photographs of license plates so we can enforce the usage for property owners and guests only. The county taxes do not pay for public usage.
The cabana well required a complete replacement of its operating equipment. A new pump, pressure control system, and control management box was replaced last week. The frost free spicket still needs to be ran for awhile to clean out the sediment, so if you experience discolored water please let this run for awhile outside while you visit to clean this out. It may take awhile. All should be operating normal now, so if you experience any bath or shower water issues, please let the Board know.

Phase 1 has removed the cabana property rights or entitlements from their Declarations. This means they cannot legally utilize or access the cabana area, and are not obligated to operating or maintenance costs. Following this, the Board is reviewing the cost to remodel the shower room, and replace the toilet. This will include replacing the 24 hour vent fan and lighting.

During the annual meeting the ownership pretty much agreed the picnic tables were no longer of value or being used in general. We plan on disposing of them and leaving the area vacant for portable tables if an owner chooses.
The plan is to keep the cabana operational during the winter and do periodic checks to ensure the heaters are staying operational during the cold months. This includes discussing a regular cleaning schedule if a provider can be established. We do plan on changing the door codes and will establish a way to inform everyone of this information.
The cabana gate is planned to be fixed as soon as the chosen contractor can be available to install the missing solar panel and associated wiring. We expect to complete this before the year ends.

Currently, the cabana is being maintained by some of the users. We need to reevaluate the need for outside cleaning, since we prefer it to be usable by everyone when visiting.
The picnic benches need to be replaced in a big way. Whether they are used often or not, these legitimately have been weathered for years now.

The cabana gate needs some work following the loss of the battery, power motor, and solar panel. This has been out of operation for awhile, but we plan on purchasing the materials to get this up and running.
A Board member ( not mentioning any names ) did alot of work on the cabana replacing the heaters, assisted in repairing the shower valve, and got things up and running in general. We thanked him for you.
Phase 1 and Phase 2 have recently communicated and agreed to keep the operational costs in order between the HOA's. 2/3rd's by us and 1/3rd by our friendly neighbors. All in all, we are striving to improve the cabana experience, but need owners' help to sustain a positive environment. Please let us know how you see the cabana on your visits.
